Diploma thesis focus on the regulation of consumer housing loans market. Based on the analysis of the consumer housing loans market in the European Un-ion, the main regulations and factors affecting this market are identified. Panel data analysis is available to determine the effects of regulation and factors on mortgage lending. The explained variable is the growth of mortgage loans. The explanatory variables are macroeconomic factors and macroprudential policy in-struments. Results showing effects of macro-prudential instruments on the con-sumer housing loans market.
Czech market of mortgage loans before and after the crisis in the USA and the Czech Republic

The Bachelor Thesis deals with types of financing a person can use in order to ob-tain own living, focusing primarily on the mortgage market of the Czech Republic. It aims to provide analysis of its development, description of basic terms related to the topic, and mainly, to evaluate current changes in conditions tightening when applying for a mortgage and its causes originating from the USA market situation.

The diploma thesis deals with an increasing demand for real estate loans, which support the increase of prices on the housing market. As a consequence of this, systemic risk grows, which causes that financial stability is unstable. By means of regressive analysis of panel data we try to find out the efficacy of macro-prudential tolls on increasing demand for real estate loans. Increase of real estate loans was chosen as a described factor, as well as macro-prudential tools and macro-economic indicators. The analysed data in the research come from the first quarter of 2006 until the fourth quarter of 2017. Time series are covered quar-terly. Eight countries of the European union were chosen as a sample for the analysis.

Goal of this thesis is to gain perspective on the change of situation of con-sumer that uses loans purposed for securing own housing based on recom-mendations by Czech National Bank for providers of these loans. In order to achieve this goal, author will use method of description to sum-up the theo-ry and current situation on the loan market. In the next part, author will try to simulate the situation of the household of two consumers with income on the level of median wage, which wants to use the housing-purposed loan, and how its ability to take certain amount of money and its purchasing power have changed in the last five years. Author will interpret findings of his empirical analysis and suggest possible solution which could improve current state of the matter.

Sommerová, M. Mortgage market in Czechia: the consequences of tightening conditions. Bachelor thesis. Brno: Mendel University, 2019. The bachelor thesis deals with financing one’s own housing mostly through mortgage loans. In the literature review, the loan is described in detail along with the requirements of acquiring it. The practical part analyses the impact of newly implemented DTI and DSTI ratios. The thesis concludes with suggestions of changing the conditions so that getting a mortgage loan and owning a home could be more attainable.
Reactions of Czech Mortgage Market on Changes in Rules of Providing Loans from June 2016 to May 2017

Through the last year, czech bank morgage market was influenced by three diferent changes. First was change in paying of tax for transfering real estates, and the others were new law about consumer´s loan and recommendations of Czech national bank for banks providing morgages. This thesis describes thoose changes and specifies sections, where banks had to react. The main goal is to monitore development of conditions offered to consumer and find some banks which are able to do some kind of loan, that the others aren´t. You can read, which last two banks offer morgages without verifying of incomes (mBank, Equabank), which are able to provide higher loan than 90% LTV and how do banks appraise providing loans for real estate for further renting.
Mortgage Loans in the Czech Republic

This diploma thesis is focusing on mortage loans in the teritory of Czech Republic. Thesis is divided into two parts. In the first oneit brings theoretical recourse od mortages market in Czech Republic, including history of these loans. It divides those loans by typology, and defines providers of these servicer. In the practical part, there is developer analysis of the interest rates of individual banks at mortage market in Czech Republic. Analysis is made at different parameters of mortage loans. For this interes rate, there i salso calculated monthly payment. By comparison of each offer there is a possibility to choose the best offer for every case. For every potencial consumer is possible to compare profitability of financing own housing by mortage or by housing by rent.

The subject of this bachelor thesis is the mortgage lending in the Czech Republic. Firstly, there are characteristics of the mortgage loan and other related definitions. Next part focuses on the types of the mortgage loans available in our country. The following chapter describes the changes, which has been recently done in this field due to effects of the new civil code. Lastly, the analytical part compares and evaluates the mortgage loans granted by selected banking institutions in the Czech Republic.

Práce nejprve charakterizuje problematiku projektového financování nemovitostí, vymezuje její základní parametry a popisuje strukturu projektu na straně developera i postup banky při poskytování financování. Práce dále analyzuje skutečný podnikatelský záměr vyhotovený k žádosti o projektové financování, je provedeno jeho hodnocení, korekce a optimalizace jeho formální i obsahové struktury. Cílem analýzy je získat optimální návrh podmínek financování od konkrétní banky
